Dry smoke comes from fast, high temperature fires burning paper and wood. The residue is powdery, sits loosely on surfaces and is the most straightforward to remove, usually by dry methods first. Wet smoke comes from slow, smoldering, low temperature fires involving plastics and rubber. It is sticky, dense, smears aggressively and carries a strong odor, and it is the residue most often made permanent by a well meaning first attempt with a damp cloth.
Protein residue comes from kitchen fires involving food. It is nearly invisible, leaves a thin amber film on every surface in the room including inside cupboards, and produces an intense odor entirely out of proportion to how little there is to see. Fuel oil soot from a furnace puff back is greasy, heavily pigmented and spreads through the ductwork to every room the system serves. Each one takes different chemistry, and identification precedes cleaning on every job.
The universal rule is that loose residue comes off dry before anything wet is introduced. HEPA vacuuming and dry chemical sponges lift surface soot without adding moisture, and a chemical sponge used correctly on a wall removes a remarkable amount in a single pass. Introducing water or solvent to a heavy dry residue turns powder into slurry and pushes pigment into the substrate, at which point the staining is permanent.
Once the loose material is gone, wet cleaning addresses residue that has adhered to the surface. Alkaline agents work on acidic residues, solvent based products handle greasy and oily soot, and enzyme based products are appropriate for protein films. Surface compatibility governs the choice as much as the residue does, because the same agent that lifts soot cleanly from a painted wall can strip a finish from cabinetry or damage a natural stone.
Soot rises and ceilings take the heaviest deposition in almost every fire, yet they are the surface most often given a light pass because the work is uncomfortable. A ceiling that has not been properly cleaned continues to release odor indefinitely, and it shows through fresh paint as staining within months.
Residue also travels into places that are not obvious. The tops of door casings, the upper faces of cabinets, inside light fittings, behind wall plates, into the return side of the ventilation system and into wall cavities through every penetration. A cleaning scope that covers only the surfaces you can see while standing in the room will leave a building that smells of fire after every finish has been renewed.
